Terms and Conditions of Service
Platform: Propertypluzz
Effective Date: 12th February 2026
1. The Parties and Contracting Entity
1.1 The Platform: Propertypluzz (the "Platform") is an online property service owned and operated by Pluzz FZC, a free zone company incorporated in the United Arab Emirates ("Parent Company").
1.2 The UK Subsidiary: Pluzz LTD is a wholly-owned subsidiary of Pluzz FZC, registered in England and Wales (Company No: 17030964) ("Pluzz UK").
1.3 Contracting Party:
  • UK Users: If you reside in or access the Platform from the United Kingdom, your contract is strictly with Pluzz LTD. Pluzz LTD is responsible for managing all UK signups, payment processing for UK users, and ensuring the service conforms to all applicable laws in the United Kingdom.
  • International Users: If you reside outside the United Kingdom, your contract is with Pluzz FZC, governed by the laws of the United Arab Emirates.
2. Regulatory Compliance (UK & GDPR)
2.1 UK Compliance: For all UK-based users, Pluzz LTD warrants that the Platform operates in strict accordance with the Data Protection Act 2018, the UK GDPR, and the Consumer Rights Act 2015.
2.2 Hosting: The Platform is hosted on Amazon Web Services (AWS). Data for UK users is stored in accordance with UK GDPR requirements, utilising AWS regions that ensure data sovereignty or adequate protection levels as recognised by UK authorities.
2.3 Data Processing: While Pluzz FZC owns the intellectual property of the Platform, Pluzz LTD acts as the Data Controller for all UK user data. Any transfer of data between Pluzz LTD and Pluzz FZC is governed by Standard Contractual Clauses (SCCs) to maintain UK-standard data protections.
3. User Accounts and Registration
3.1 UK Signups: Users registering from the UK must provide accurate information. Pluzz LTD reserves the right to verify identities to comply with UK Anti-Money Laundering (AML) and "Know Your Customer" (KYC) regulations where applicable to property transactions.
3.2 Eligibility: You must be at least 18 years of age to create an account. By signing up via Pluzz LTD, you represent that you have the legal capacity to enter into a binding contract under English law.
4. Use of the Platform
4.1 Property Listings: Users are responsible for ensuring that property descriptions comply with the UK Property Misdescriptions Act (or relevant successor legislation) and the Consumer Protection from Unfair Trading Regulations 2008.
4.2 Prohibited Activity: Users may not use the platform to bypass UK financial regulations or engage in discriminatory practices prohibited under the Equality Act 2010.
5. Fees and Payment
5.1 Fee Structure: The fees for using the Platform are calculated on a monthly basis and are determined by the total number of properties actively managed or listed under your account during the billing period. Current pricing tiers are available on our Pricing Page and are incorporated into these Terms by reference.
5.2 Payment in Advance: All service fees are payable monthly in advance. Your first payment is due upon registration, and subsequent payments will be automatically billed on the same calendar day of each following month (the "Billing Date").
5.3 Payment in Advance: If the total number of properties being managed increases during a billing cycle, Pluzz LTD reserves the right to:
  • Pro-rata the additional fees for the remainder of the current month; or
  • Adjust the fee automatically for the following month’s invoice to reflect the higher tier.
5.4 Consequences of Non-Payment (Suspension of Access): Payment is due in full on the Billing Date. If payment is not received within 7 days of the due date:
  • Access Restriction: Pluzz LTD reserves the right to immediately restrict or suspend your access to the Platform and any data stored therein.
  • No Liability: Pluzz LTD shall not be liable for any loss of business, data, or opportunity resulting from a suspension of service due to non-payment.
  • Reconnection Fee: We reserve the right to charge a reasonable administrative fee to reactivate an account that has been suspended for non-payment.
5.5 Interest and Recovery Costs: Late payments will accrue interest at a rate of 4% per annum above the Bank of England base rate, calculated daily. You agree to indemnify Pluzz LTD for all reasonable costs (including legal fees and debt collection agency fees) incurred in recovering any outstanding amounts.
5.6 Taxes: All fees are exclusive of VAT. For UK users, Pluzz LTD will apply VAT at the prevailing UK rate, which will be added to your invoice and payable by you.
5.7 Price Variations: Pluzz LTD reserves the right to modify the monthly fees. We will provide at least 30 days' notice of any price increase via the email address associated with your account. Your continued use of the Platform after the price change constitutes acceptance of the new fees.
5.8 Currency: For UK users, all fees are quoted and payable in British Pounds (GBP).
5.9 VAT: Where applicable, prices are subject to Value Added Tax (VAT) at the prevailing UK rate, managed by Pluzz LTD.
5.10 Cancellations: UK consumers have specific rights regarding the cancellation of digital services under the Consumer Contracts Regulations. Details on these rights are provided during the checkout process.
6. Limitation of Liability
6.1 UK Users: Nothing in these Terms excludes or limits Pluzz LTD’s liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law.
6.2 General: Subject to clause 6.1, Pluzz LTD and Pluzz FZC shall not be liable for indirect losses, loss of profit, or damages arising from the use of the AWS-hosted infrastructure, provided that the companies have maintained industry-standard security protocols.
7. Intellectual Property
7.1 All rights, title, and interest in "property-pluzz," including software, branding, and the underlying code, remain the exclusive property of Pluzz FZC.
7.2 Pluzz LTD is granted a sub-license by Pluzz FZC to operate the platform and use the branding within the United Kingdom.
8. Governing Law and Jurisdiction
8.1 For UK Users: These Terms and any dispute arising out of them shall be governed by and construed in accordance with the laws of England and Wales. You agree that the courts of England and Wales shall have exclusive jurisdiction.
8.2 For International Users: These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Sharjah, and disputes shall be settled by the relevant UAE courts.
